M-5-26: Text amendment for Industrial Site Plan Review Threshold (lk)
Description
Text amendment for Industrial Site Plan Review Threshold (lk)
Summary
Toledo Plan Commission staff proposes amending Chapter 1111 of the Planning and Zoning Code to streamline approval of small expansions to existing industrial structures. Under the amendment, industrial building expansions causing 2,500 square feet or less of earth disturbance would not require Minor Site Plan Review. Instead, applicants would submit a Certificate of Zoning Compliance to confirm compliance with applicable dimensional and intensity standards. Expansions exceeding 2,500 square feet, along with other qualifying developments, would remain subject to site plan review. The change affects industrial property owners and city review divisions by reducing review requirements for projects expected to have minimal site-layout impacts. Staff states that it aligns with the Forward Toledo Comprehensive Land Use Plan and recommends approval.
