Developers seek revised zoning for 2,232 acres near Lem Turner Road

Developers EPG JAX LLC, Meritage Homes of Florida Inc. and Millrose Properties Florida LLC are seeking to rezone about 2,232 acres in Council District 8 from one planned-unit-development district to another. The change would remove satisfied conditions and modify access and transportation provisions for a mixed-use community west of Jacksonville International Airport, at Lem Turner Road and Braddock Road. The existing plan allows up to 2,350 homes and 700,000 square feet of commercial space, with no change proposed to those entitlements. The Land Use and Zoning Committee has held a public hearing and recommended the rezoning to the City Council; council action is pending. Ordinance 2026-844.
