Summary

Austin City Council is considering rezoning 0.45 acres at 1409–1413 West 6th Street from limited office and neighborhood commercial–mixed use zoning to general commercial services zoning within the Old West Austin Neighborhood Plan. The change would allow broader commercial, retail, restaurant, apparel, and office uses while retaining the existing bungalow buildings. A conditional overlay, agreed upon by the applicant and neighborhood representatives, would prohibit 35 uses, including hotels, automotive services, adult-oriented businesses, large medical offices, warehousing, and outdoor entertainment. Seven uses, including theater, laundry, equipment sales, and general hospitals, would require conditional approval. Planning Commission and staff recommended approval; City Council’s action was scheduled for September 10, 2026.
