Summary
The Austin City Council is considering Case C14-2025-0064 for 67.432 acres at 11010½ South MoPac Expressway in District 8. The proposal would retain CS-MU-CO zoning on Tract 1 and GO-MU-CO zoning on Tract 2 while removing several use restrictions, including the ban on multifamily housing, and allowing gated vehicle access to Dahlgreen Avenue. The applicant proposes up to 1,000 multifamily units, commercial space and an affordability component. The Zoning and Platting Commission recommended approval with limits of 16.38 acres of impervious cover, 10,000 square feet of retail and 1,000 units. Development would require further traffic, drainage, environmental and site-plan review. Staff projects about 4,676 daily vehicle trips and 55 additional AISD students. Residents raised traffic, school-safety, aquifer, notice and enforceability concerns; the petition opposing changes represented 2.98% of eligible area. A related amendment to the Circle C Development Agreement is also pending.
