Summary

Austin’s proposed legislation in Zoning Case C14-2026-0035 would rezone 1.9 acres at 15212 North FM 620 Road from Development Reserve (DR) to Community Commercial–Conditional Overlay (GR-CO). The change would bring existing salon and plant-nursery operations into compliance and allow a potential strip retail plaza, offices, civic uses, and other community-serving businesses near multifamily housing. The conditional overlay would prohibit automotive washing, service stations, pawn shops, bail bond and funeral services, alternative financial services, exterminating services, and drop-off recycling facilities. Automotive rentals and repairs, custom manufacturing, off-site parking, and pedicab storage would require conditional approval. The Zoning and Platting Commission recommended approval; City Council’s action was scheduled for September 10, 2026. Future development remains subject to site-plan, transportation, environmental, water-quality, landscaping, and tree-protection requirements.
